Bella Vista B & B is a romantic, adults-focused retreat. To ensure a peaceful and relaxing experience for all guests, we ask that everyone be considerate of others during their stay. Bella Vista Bed & Breakfast History
Kathleen Ash purchased the property that is now the Bella Vista Inn in June of 2005. After enjoying the property for a year, the couple decided the five acres was more than just land, it was an experience that needed to be shared. The Bella Vista Estate is graced with romantic architectural columns, stunning art, and beautiful antiques. Most of the rooms have a panoramic view of the Coloma/Lotus Valley and American River.
Kathleen has always had a heart of hospitality with a career history as a flight attendant. Her home always had the reputation for being the neighborhood “get-together” spot. Starting a bed and breakfast in Coloma Lotus was the perfect way to share both the beauty of the property and Kathleen’s heart to serve others. Bob is a very creative contractor with an eye for detail. He has transformed the property from a typical El Dorado County landscape to a Relaxing Oasis complete with ponds, streams, and waterfalls. Bob and Kathleen were the dynamic duo that created Bella Vista Bed & Breakfast to be what it is today.
Our Bed and Breakfast Policies
Check-In Time
Check-in time is between 3:00pm and 6:00pm. Late check-ins are accommodated as well. If you plan to arrive late we ask that you let us know in advance what time you expect to arrive.
Our common area is now closed due to social distancing guidelines. Instead of “in person” check in you will now pick up your reservation packet at the front door.
Check-Out Time
Check-out time is at 11:00am. You may be given late check-out time, provided we are not pressed to turn the room for another guest.

Blocks of Rooms Policy
Advance reservations for Blocks-of four-or-more-rooms requires permission from the Innkeeper. Please call to discuss your needs. Special conditions may apply. Full payment must be received 30 days before your stay.
Cancellations
In the unfortunate event you need to cancel your reservation, you are responsible for the entire amount of your stay unless you contact us and have provided a 10-day notice of cancellation; except, reservations of 4 or more days requires a 14- day notice, and blocks-of-4-or-more-rooms requires a minimum 30-day notice. If requisite notice is given, deposits will be refunded less a $10.00 service charge. As an accommodation to our guests, should you need to cancel within the notice period, if we can re-book empty-rooms to a full occupancy status, the rebooking proceeds will be refunded. Rain checks are given at the Innkeeper’s discretion for non-Saturday stays.
Special Rates
Discounted rates are only applicable at the time of your initial reservation. A discount will be applied for mid week multiple nights booked on the website (excluding Expedia, Booking.com etc) once your reservation is confirmed, prior to charging for your room.
Wedding Parties
If you wish to bring people on-site who are not registered guests you must inform the Innkeeper ahead of time. Extra charges may apply.
Mid-Week Cuisine
Discounted Monday-Thursday bookings include options from our deluxe continental breakfast menu which will be delivered to the table outside your room.

Breakfast
Breakfast is served from 8:30 to 9:30 AM Daily
Non-Guests of the Inn
Please inform us if you will be inviting friends or family here for a visit that would require more than a quick “look see”. There is a liability issue if non guest were to use the facilities without being an actual registered guest.
No Smoking Facility
We operate as a NO-SMOKING CAMPUS. So please be courteous and respectful by using the designated smoking area. If you smoke or vape in a room or any other area you will be subject to a $500 cleaning fee.
Quiet Time
Bella Vista Bed & Breakfast was originally built as a house and not a hotel. While we have taken measures to add some sound proofing we need you to be mind full of T.V. volumes and loud voices during the hours of 10:00 p.m. and 8:00 a.m.
Families and Children
All of our rooms are double occupancy only with exception of one which is the Rio Vista Suite (which has an add on option room option for extra people). Most of the Guests that stay here are couples getting away for romance and relaxation.
We ask that you be sensitive to other guests staying at the Inn. We typically allow children that are 10 or older to stay at the Inn. Thank you for your understanding.
Dog Friendly
We have only one dog friendly room which is the Rio Vista. Bringing your dog requires a pre-approval from the owner. We do charge a $25.00 fee for any dog staying on the property. Your dog must be at least one year old and be completely housebroken (no pee pads). Any damage to the room will be documented and be charged to the credit card on file.
Gift Certificates
All gift certificates are non-refundable and cannot be exchanged for money. Please let us know at the time of reservation that you will be using a certificate.
